Due to the current economic climate it is very much a buyers market, therefore I tend to bid at least 30% below the market value. Out the ten offers I put in I usually get at least two offers approved.

I soon realised however that a handshake was worthless and meant nothing in business. The days of gentlemen agreements are long gone. People within the Rat Race are only concerned with their own wealth and success and unless you are dealing with people from within your circle of trust, I advise you to always use legal undertakings for all deals and agreements.
