When I first started off in the property industry, particularly in property investing and rentals; I used to structure deals and seal them with a handshake. I soon realised however that a handshake was worthless and meant nothing in business. The days of gentlemen agreements are long gone. People within the Rat Race are only concerned with their own wealth and success and unless you are dealing with people from within your circle of trust, I advise you to always use legal undertakings for all deals and agreements.

It’s important to only take advice from people who have experience of the topic in question. I have personally purchased close to one hundred properties, so I feel I can lecture on this subject. (I say this without bragging! I dislike Braggers!). About ten years ago I had assistance from a so called ‘investment specialist’, at the time I took his words of wisdom for being true; how wrong was I! I made so many mistakes by making a lot of bad investments. Needless to say we parted Companies after a few years. I later discovered that everything he preached about came from a text book and NOT real life experience.

You will find a lot of people on the Internet with the same similarities as my EX-financial adviser. People who have half-knowledge on a subject are extremely dangerous and should be avoided like the plague! This doesn’t just apply to property, it applies to every subject including online ventures, marketing, advertising etc.

Download the form and change it to suit your business. I strongly advise you to ALWAYS use it whenever you are buying a property. It basically locks the seller into the agreement and prevents them from pulling out.

Prior to using this form I estimate I have lost close to £10,000 on sellers pulling out close to exchange of contracts. If I would have this form from the start I could have prevented this loss.

The agreement was drafted by my solicitor and is applicable to UK law, if you wish to alter any of the wording to make it applicable to your country’s law please feel free to do so. (Here the boring disclaimer bit..) Always take advice from you own solicitor before entering yourself into agreements. I cannot be held responsible for any inaccuracies!
